Fixed-Price Contracts
Most bids look affordable because they’re built on allowances — placeholder numbers for tile, fixtures, and appliances. But allowances run out halfway through the job, and you pay the difference. So we finish design and selections first, then give you one line-item price. It only changes if you change the scope.

What does “fixed-price” actually mean?
It means the price in your contract is the price you pay. No “allowances” that mysteriously go over. No surprise change orders for things we should have caught. The only way the price changes is if you change the scope — and even then, you get a written change order with the new cost before we move forward.
Do you handle permits?
Yes. Permits in our area are issued by your township or borough under the PA Uniform Construction Code, not the county — so a West Chester project and a Tredyffrin project follow different submission rules. We pull every required building, electrical, and plumbing permit, schedule the inspections, and handle the entire process so you never have to chase down a township office.
