What we work on in Delaware County

Three eras of housing dominate Delaware County remodel work:

Pre-1940 boroughs (Media, Swarthmore, Lansdowne, Yeadon, Glenolden, Ridley Park) — pretty residential streets, dense lots, original infrastructure. Knob-and-tube. Galvanized supply lines. Plaster walls. The remodel happens on top of a code-upgrade project that has to come first.

Post-WWII suburbs (Drexel Hill, Broomall, Springfield, Brookhaven, Folsom) — 1950s–70s ranches, splits, Capes. Steel cabinets painted twelve times. Pink, blue, or avocado tile. The remodel pattern: open the wall to the dining room, replace cabinetry, modernize the bath.

1990s–2000s subdivisions (Newtown Square, Glen Mills, Garnet Valley, parts of Aston) — bigger square footage, sound bones, builder-grade kitchens with cabinet boxes stopping below the ceiling and primary baths with the giant jetted tub nobody uses. Cleaner remodels — finishes are the project, not infrastructure.

Delaware County is a mosaic of 49 boroughs and townships, each with its own permit process. The boroughs (Media, Swarthmore, Lansdowne, Yeadon) are typically tighter on review than the larger townships. Permit fees run 1–2% of contract value. We pull every permit ourselves on every project.
