What we know about Broomall homes
Broomall is a CDP in Marple Township, Delaware County (ZIP 19008). Marple Township was originally settled in 1684 and was designated a first-class township in 1961 after substantial postwar growth — population grew from 1,553 in 1930 to 19,722 in 1960. Pennsylvania Route 3 (West Chester Pike) passes east-west through the northern part of the township; Pennsylvania Route 320 (Sproul Road) passes north-south. Lawrence Park is a recognized village within Marple, and SEPTA Route 107 runs from the Lawrence Park Shopping Center to the 69th Street Transportation Center.
Most of the Broomall housing stock is postwar suburban — split-levels, ranches, and Cape Cods on the smaller lot sizes typical of mid-century Philadelphia suburbs, with some newer infill scattered throughout. Two project patterns we see most often:
- Original 1950s/60s split-levels and ranches — the dominant housing stock. Kitchens are usually closed off from the rest of the house and undersized by modern standards. The most common scope: remove the wall between kitchen and dining (or kitchen and living), update the original galvanized supply lines, upgrade the 100-amp panel typical of postwar construction, and replace the original cabinetry and finishes. Bathrooms are usually small original hall baths or modest primaries (40–60 sq ft) — refresh-tier work for hall baths, tub-to-shower conversion for primaries, and full replumb where the original mid-century supply lines remain.
- Newer infill construction — the smaller share. Late-20th-century and 2000s subdivisions on the still-available smaller lots. Kitchens run the cabinet-replacement pattern: cabinetry to the ceiling, quartz countertops, modern lighting, layout typically staying. Bathrooms are primary suites where the standard remodel pattern applies — oversized jetted tub out, frameless-glass walk-in shower, double vanity with quartz top, heated tile floor.
What’s distinctive about Broomall remodel work is the wall-removal opening: most of the original layouts were built closed off, and opening up the floor plan is the change that homeowners say transforms how they live in the house.
