What we know about Malvern homes

Three patterns based on where you are in greater Malvern, with the same housing era shaping both kitchen and bath scope:

  • Borough Victorians and early-1900s singles in the few-block downtown. Older infrastructure, plaster walls, often historic-district sensitive. Kitchens call for opening the wall to the dining or breakfast room, replacing original electrical service, addressing galvanized supply lines, and installing inset or Shaker cabinetry to match the architecture. Bathrooms (35–55 sq ft tight original footprints) need replumbing and layout reconfiguration as the standard playbook.
  • East Whiteland Township — mostly 1980s–2010s subdivisions and the larger-lot homes on the corporate-corridor side. Kitchens run the full-remodel pattern: cabinetry to the ceiling (replacing the originals stopping 18″ below), quartz counters, modern lighting and appliances, layout typically staying. Sound infrastructure means we’re not fighting structure. Bathrooms are the standard subdivision primary-suite remodel: remove the oversized jetted tub, install a frameless-glass walk-in shower with tile to the ceiling, freestanding tub where space allows, double vanity with quartz top, heated tile floor.
  • Willistown Township — older estate homes, stone farmhouses, and 1960s–1980s singles on larger lots. Closer to Devon scope. Kitchens spec custom cabinetry in painted or stained finish, premium materials (marble, custom millwork, paneled appliances), service upgrades on older homes, and sometimes structural work. Bathrooms are larger primary baths (100+ sq ft) with custom millwork, premium fixtures, marble or specialty stone, and integrated medicine cabinets.

What’s distinctive about Malvern: a high concentration of clients connected to the Great Valley corporate corridor (Vanguard, Endo, IKEA) means meaningful disposable budgets and interest in higher-finish materials. Higher-tier kitchen projects are more common here than the regional median. And Gerhard’s Appliances is in Malvern, which means appliance specifications, deliveries, and any same-day issues during a project are easier to handle here than anywhere else in our service area.

Recent Malvern work:

  • Kitchen (Willistown 1986 colonial) — $128,000 / 9 weeks. Removed the soffit, full-overlay stained cherry cabinetry to the ceiling with a marble waterfall island, Calacatta quartz counters, paneled Sub-Zero/Wolf/Miele appliances, custom range hood, refinished red oak floors throughout.
  • Bathroom (subdivision primary) — $76,000 / 7 weeks. Removed the original jetted tub, curbless tile shower with tile to the ceiling and a full accent wall, freestanding tub, semi-custom cabinetry with mitered quartz countertop, new Brizo fixtures, electric radiant heated tile floor.

Local suppliers and trade partners

Gerhard’s Appliances is in Malvern, which gives us a logistical advantage on Malvern projects: same-day appliance pickup, fast warranty service, easier showroom visits during the design phase, and a 5-minute drive from most Malvern jobsites. Other materials through Weinstein Supply (West Chester) for primary plumbing, Ferguson (King of Prussia) for higher-end fixture specs (Hansgrohe, Brizo, Waterworks on Willistown estate work), Avalon Flooring and The Tile Shop for backsplash and stone tile. AA to Z Plumbing is our partner on full replumb scope.
