What we know about West Chester homes

After 35+ years working in West Chester, the housing splits cleanly into three categories, with consistent kitchen-and-bath approach for each:

  • Borough rowhomes, twins, and Victorians in the dense core around the courthouse and university. Pre-1920 housing stock with original infrastructure that’s been retrofitted multiple times — knob-and-tube wiring, galvanized supply lines, plaster-and-lath walls, 1960s 100-amp panels. Kitchens call for opening the wall to the dining or living room, replacing the original electrical service, swapping galvanized supply lines for copper, restoring plaster walls where preserved, installing inset or Shaker cabinetry in painted finish, and matching original baseboard and trim profiles for new installations. Bathrooms (35–55 sq ft tight original footprints) run tub-to-shower conversion with frameless glass, full cast-iron-and-galvanized replumb, subfloor reinforcement for tile or freestanding tubs, modern exhaust ventilation, layout reconfiguration to add real linen storage or expanded vanity, and plaster ceiling restoration below where the ceiling has to come open for plumbing access.
  • 1950s–1970s singles in the established neighborhoods just outside the borough — North End, parts of West Goshen Township. Kitchens see wall-removal openings; bathrooms run full guts replacing the famous mid-century palette (pink, blue, avocado) with modern materials. Sound bones, manageable scope on both sides.
  • 1990s and 2000s subdivisions in the surrounding townships — West Goshen, East Goshen, Westtown, Birmingham. Kitchens are the builder-grade cabinet-replacement pattern: cabinetry to the ceiling, quartz countertops, modern lighting and appliances, layout staying. Bathrooms are 1990s+ primary suites — remove the jetted tub for a freestanding cast-iron or stone-resin soaker, expand the shower with frameless glass and tile to the ceiling, double vanity with quartz top, heated tile floor.

Being the HQ town: we know the borough permit office on a first-name basis, we know which streets have notorious parking issues during demolition, which streets the trash truck visits Monday vs. Tuesday, and which blocks have alley access for material deliveries. Local logistics are usually frictionless on West Chester projects.
