What we know about Kennett Square homes

Four distinct profiles based on where you are in or near the borough, and the same housing era drives both kitchen and bath approach:

  • Borough Victorians and 19th-century twins along State Street and the surrounding blocks. Brick, stucco, or wood-frame construction with original pine floors worth preserving. Kitchens are small back-of-house rooms — the dominant moves are opening the wall to the dining room (or absorbing the back porch), replacing original 1900s plumbing and 1960s electrical panels, restoring plaster walls, and installing inset or Shaker painted cabinetry. Bathrooms are small original baths (35–55 sq ft) squeezed into closets and corners — full stack replumb, tub-to-shower conversion with frameless glass and tile to the ceiling, layout reconfiguration to add real storage, and modern exhaust ventilation are the standard playbook.
  • Pre-1900 stone farmhouses scattered through Kennett Township and East Marlborough. Working in 18-inch fieldstone walls, hand-cut joinery, and original beam ceilings. Kitchens tend to land at higher tiers with historic-respectful detailing — closer to Chadds Ford scope. Bathrooms are most often modern primary-suite additions to homes built without them, with mechanicals routed through chases built into former closets rather than cut through stone.
  • 1950s–1970s rural ranches and split-levels on the larger lots between the farms. Standard post-WWII remodel pattern — wall-removal kitchen openings, modern cabinetry, sound infrastructure. Bathrooms are full guts with layout reconfiguration and tub-to-shower conversions.
  • Post-2000 subdivisions in the newer developments along Routes 1 and 82. Builder-grade cabinet-replacement pattern same as in Exton or Malvern. Bathrooms run the standard jetted-tub-out / freestanding-tub-plus-walk-in-shower playbook with double vanity, quartz top, heated tile floor.

Septic considerations come up on stone farmhouses and some 1950s–70s rural homes — adding fixtures can push older systems past design capacity, so we arrange septic engineering review during the proposal phase when relevant.
