What we know about Exton homes
Almost all of Exton’s residential stock is 1990s–2010s subdivision construction by Toll Brothers, Pulte, and other large homebuilders working West Whiteland during the housing boom, with a small minority of older farmhouses and the dense apartment/condo developments near the train station. The dominant remodel pattern is consistent on both sides of the house:
- Builder-grade kitchens with cabinet boxes stopping 36–42″ below the ceiling, original laminate or builder-grade slab granite (often a busy 2000s pattern), and the original Whirlpool/Frigidaire four-piece appliance package. The kitchen playbook: run cabinetry all the way to the ceiling (either extending up or removing the soffit), upgrade to quartz in calmer patterns, swap appliances for Bosch/KitchenAid/Café (or higher with Sub-Zero/Wolf), add under-cabinet LED and dedicated pendant lighting on dimmer-controlled zones. Footprint usually stays — these kitchens are large enough (13′×16′+) that wall removal isn’t needed.
- Oversized primary baths with the giant garden or jetted tub on a corner platform, a separate shower stall too small (typically 32″×36″), a double vanity with laminate or low-grade granite top, and builder-grade beige tile. The bathroom playbook: remove the jetted tub, expand the shower to 5′×4′ or larger with frameless glass and tile to the ceiling, add a freestanding cast-iron or stone-resin soaker where space allows, swap the builder-grade vanity for a custom or semi-custom with quartz top, install a radiant heated tile floor, and upgrade fixtures to mid-tier Hansgrohe, Brizo, or Kohler.
- Sound infrastructure. These are post-1990 builds — modern electrical service, modern plumbing, modern framing. We’re not fighting structure, replacing knob-and-tube, or replumbing galvanized lines. The work is finishes and finishes-adjacent.
The Exton remodel is one of the most predictable projects we run. Scope is clean, budget is predictable, and timelines hold within ±1 week of original schedule.
Recent Exton work:
- Kitchen (tract home) — $115,000 / 8 weeks. Removed the original soffit, added a new picture window, semi-custom cabinetry mixing painted finishes with stained walnut, an added island, GE Café appliance package, quartz counters, Taj Mahal quartzite backsplash.
- Bathroom (2001 Toll Brothers primary) — $58,000 / 6 weeks. Removed the original corner jetted tub, freestanding cast-iron soaker and 6-by-4 frameless-glass shower with 12-by-24 large-format tile to the ceiling, custom shaker vanity with quartz countertop, Brizo fixtures, radiant heated tile floor.
