Three distinct profiles in Paoli remodel work, with consistent kitchen-and-bath pairing:
- 1920s–1940s traditional center-hall homes in the blocks near the train station and the Lancaster Avenue corridor. Brick or stucco-over-frame, modest kitchens at the back of the house. Kitchens call for opening the wall to the dining or breakfast room, cabinet replacement to the ceiling, quartz counters, service upgrades on homes still on a 1960s 100-amp panel, and galvanized supply-line replacement on exterior walls. - 1950s–1970s splits and ranches on the larger lots between the older neighborhoods. Standard post-WWII remodel scope on both kitchen and bath.
- 1980s–2000s subdivisions in the surrounding Tredyffrin Township sprawl. Sound infrastructure. Kitchens run the builder-grade cabinet-replacement pattern — cabinetry to the ceiling, quartz, modern lighting and appliances, layout typically staying. Bathrooms are 1990s+ primary suites with the standard pattern: remove the oversized jetted tub for a freestanding tub, expand the shower with frameless glass and tile to the ceiling, double vanity with quartz top, heated tile floor.
What’s distinctive about Paoli: long-tenure ownership. Many Paoli clients have lived in their homes 20+ years and are doing the once-in-a-generation remodel rather than the cycle-through. Scope tends to be ambitious; clients want to do it once and be done. - Bathroom (1995 colonial primary) — $58,000 / 6 weeks. Removed the original jetted tub, freestanding tub and expanded frameless-glass shower with large-format porcelain tile to the ceiling, semi-custom shaker vanity with quartz countertop, Kohler fixtures, radiant heated tile floor.
