What we know about Newtown Square homes

Three patterns dominate Newtown Square remodel work, with consistent finish-level expectations across both kitchen and bath:

  • 1990s and 2000s subdivisions (the largest share — Toll Brothers, NVHomes, and several local builders). Large lots, sound infrastructure. Kitchens run the cabinet-replacement pattern: cabinetry to the ceiling (either extending up or removing the soffit), quartz counters in calmer patterns than the busy 2000s granite, modern lighting with under-cabinet LED and dimmer-controlled pendants, and higher-spec appliances (paneled refrigeration, pro-grade ranges). Bathrooms are large primary suites (100–150 sq ft) with the standard 1990s+ pattern — remove the oversized jetted tub for a freestanding cast-iron or stone-resin tub, expand the shower with frameless glass and tile to the ceiling (5×5 or 6×4), double vanity with quartz top and custom millwork integration, heated tile floor, integrated medicine cabinets, recessed niches, and premium fixtures (Hansgrohe, Brizo, Waterworks at the higher tiers).
  • Mid-century traditional and ranch homes on the older established lots. Kitchens see wall-removal openings — these kitchens were built closed-off from the rest of the house. Bathrooms are smaller original baths (50–75 sq ft) with full gut and reconfiguration. Both at high-finish materials.
  • Post-2010 contemporary rebuilds. Newer construction, often only 8–12 years old when clients call us. Kitchens are refresh-tier — replacing original quartz with new spec, swapping panel-front fixtures for higher-spec integrated units. Bathrooms run refresh-tier work — replacing 10-year-old materials with current spec.

What’s distinctive about Newtown Square: clients tend to be remodel-savvy — they’ve done it before, they know what they want, and they specify above the regional median. Integrated appliances, paneled refrigeration, custom millwork, and premium fixtures are the default rather than the upgrade.

Removed the soffit, painted inset cabinetry to the ceiling with a stained white oak island, Calacatta quartz waterfall island and full-height backsplash, paneled Sub-Zero/Wolf/Miele appliance package, custom range hood, converted the original mudroom into a butler’s pantry.
  • Bathroom (1998 colonial primary) — $76,000 / 7 weeks. Removed the original jetted tub, freestanding cast-iron soaker, expanded the shower with frameless glass and large-format porcelain tile to the ceiling, custom-built double vanity with marble top, Brizo fixtures, radiant heated tile floor throughout.
