What we work on along the Main Line

Most Main Line remodel work falls into three architectural archetypes:

Stone colonials (1890s–1930s) — the defining Main Line house. Concentrated in Lower Merion (Bryn Mawr, Wynnewood, Ardmore, Haverford, Gladwyne) and Radnor (Wayne, Villanova). Inset cabinetry, butler’s pantry conversions, and infrastructure upgrades are part of nearly every remodel.

Traditional center-hall homes (1920s–1960s) — brick or stucco, more modest in scale. Concentrated in Wayne, Devon, Berwyn, Paoli, Strafford. These remodel cleanly — sound bones, workable layouts, predictable scope.

Mid-century and contemporary (1950s–2000s+) — ranches, splits, modest contemporaries, and post-2000 tear-down rebuilds. Scattered across the Main Line on smaller lots between the older neighborhoods.

Permitting on the Main Line

Lower Merion and Radnor Townships are the most rigorous permit jurisdictions we work in — full plan submittals usually required, plan review can run 4–8 weeks on larger projects. Tredyffrin and Easttown Townships are more moderate. Permit fees run 1–2% of contract value. We pull every permit ourselves on every project.
