What we know about Berwyn homes

Most of Berwyn’s residential housing splits across three patterns, and the kitchen and bath approach differs for each.

1920s–1940s traditional center-halls

Built when the Main Line was first taking modern shape. Brick or stucco-over-frame, original wood windows, plaster interior walls, modest kitchens designed for an era when nobody cooked as a social activity. Kitchens on these homes almost always benefit from opening the wall to the dining or breakfast room, replacing cabinets that stop 18″ below the ceiling, and updating the original 100-amp electrical service. Galvanized lines on exterior walls usually come out; the rest of the plumbing is often fine. Bathrooms are small (40–55 sq ft) original hall baths where the typical move is a tub-to-shower conversion with frameless glass, toilet relocation to a less-prominent wall, exterior-wall replumb, and adding a real exhaust fan that vents to the outside.

1950s–1960s split-levels and ranches

Scattered through the lots between the older homes. Smaller original kitchens, sometimes with the original built-in dinette. Kitchens call for cabinets to the ceiling, tighter wall-removal opportunities, and replacement of the 1960s panel. Bathrooms are 50–70 sq ft hall baths with the famous mid-century palette and built-in vanities — full layout reconfiguration is common, along with tile to the ceiling, GFCI/lighting/heated-floor circuits, and replacement of the original wall-mounted ceramic heater with proper ventilation.

Post-1985 subdivisions

In the surrounding township sprawl. Kitchens are the standard tract-home full-remodel pattern: cabinetry to the ceiling, soffit removal, quartz, modern lighting and appliances, layout typically staying. Bathrooms are post-1985 primary suites (75–120 sq ft) where the playbook is removing the oversized jetted tub for a freestanding soaker, walk-in shower with frameless glass, double vanity with quartz top, heated tile floor, and Hansgrohe/Brizo/Kohler fixtures depending on style direction.

What unites all three: sound bones, manageable infrastructure, and clients who tend to know what they want before the consultation. Berwyn projects run on schedule.

  • Kitchen (1920s traditional center-hall) — $145,000 / 9 weeks. Removed the original soffit, widened the opening in a supporting wall, installed custom painted cabinetry with quartz counters, Brizo fixtures, and a GE Monogram appliance package.
  • Bathroom (split-level hall bath) — $48,000 / 6 weeks. Tub-to-shower conversion with frameless glass, large-format porcelain tile to the ceiling, a 36-inch shaker vanity, replumbed both fixture stacks, replaced the original 1958 wall heater with proper exhaust ventilation.

Materials run through the standard regional roster: Weinstein Supply for plumbing fixtures, Ferguson (King of Prussia) for higher-end specs, Gerhard’s Appliances (Malvern) for appliance packages including paneled refrigeration, and Avalon Flooring + The Tile Shop for backsplash and floor tile. Frameless shower enclosures come through local glass fabricators. Subcontractor team is in-house or longstanding partners.
