What we know about Wayne homes

Wayne’s residential housing stock skews older and higher-finish than most of the Main Line. Three patterns dominate, with the same era driving both kitchen and bath approach:

  • Pre-1930 stone colonials — the defining Wayne house, concentrated in the blocks near the train station and along the Conestoga Road corridor. Kitchens almost universally involve opening the wall to the original butler’s pantry, replacing original 1970s 100-amp electrical service, swapping galvanized plumbing for copper, installing inset painted or stained cabinetry with paneled appliances (Sub-Zero, Wolf, Miele come up regularly), and working carefully around the original hot-water radiator system. Bathrooms are some of the most complex projects we run — original primary baths are modest (50–75 sq ft) and almost always need to expand into an adjacent closet, smaller bedroom, or hallway, paired with full cast-iron-and-galvanized replumb, subfloor reinforcement for freestanding tubs or large tile, plaster ceiling restoration below, and historic-respectful detailing throughout.
  • 1920s–1960s traditional center-hall homes filling in between the larger stone colonials. More modest scope, similar finish-level expectations. Kitchens see wall removal to the dining or breakfast room, cabinet replacement at high finish levels, modern lighting and appliances, service upgrades on homes still on 1960s panels. Bathrooms are full guts with replumb and layout reconfiguration.
  • Mid-century moderns and post-2000 contemporary rebuilds. Smaller share, often refresh-tier scope on both sides.

We function smoothly as the build half of design-build collaborations on Wayne projects, and we also do our own design when clients prefer. Infrastructure costs on stone colonials get quoted up front — we don’t load them into change orders.

  • Kitchen (stone colonial) — $194,000 / 10 weeks. Opened the wall to the original butler’s pantry, painted inset cabinetry with a stained walnut island, Calacatta marble countertops and full-height backsplash, paneled Sub-Zero refrigeration, Wolf 48-inch range, integrated Miele dishwasher, Brizo Litze fixtures, refinished original oak floors throughout — plus full electrical service upgrade with plaster repair where mechanicals required new runs.
  • Bathroom (Wayne primary) — $77,000 / 6 weeks. Removed the original jacuzzi tub, new large-format tile shower with radiant-heated tile floor, Kohler plumbing fixtures, quartz countertops, custom vanity cabinetry.

Local suppliers and trade partners

Wayne projects spec higher than the regional median. Most materials run through Ferguson (King of Prussia) for premium plumbing fixtures (Hansgrohe, Brizo, Waterworks), Gerhard’s Appliances (Malvern) for paneled Sub-Zero, Wolf, and Miele specifications, and The Tile Shop and Avalon Flooring for specialty tile, marble, and stone. Weinstein Supply handles secondary plumbing; AA to Z Plumbing is our partner on full replumb scope. We work with semi-custom and custom cabinet shops depending on project tier.
